• Asphalt shingles can last anywhere from 20 to 50 years depending on the quality of the shingles and the weather throughout the year. Some signs that it’s time for a replacement including missing granules, curling, or missing shingles, and moss growth.
• Metal roof systems are very durable and can last between 40 and 70 years. However, there are some cases of metal roofs lasting upwards of a century! You should think about replacing your roof if the panels or painted finish is damaged or if the fasteners are wallowed out.
• Flat roof systems generally last between 25 and 30 years on average so long as it is installed properly and undergoes continued maintenance over the years. You’ll know it’s time for a replacement if water begins to pool on the roof or there are warps, rips, and tears.
